Kematen/Caminata: Renovation property with development potential
39040 Pfitsch / Val di Vizze
This is one of the oldest houses in Kematen (Caminata), and you notice it the moment you step inside. In the original wood-panelled parlour (Stube) time has stood still, in the kitchen-diner a magnificent vaulted ceiling spans the room, the doors are still fairly low and the windows small, as was customary in the past. The walls are stone and are meant to stay that way: unplastered, with all the irregularities that can no longer be reproduced today. The apartment also has two bedrooms and a large anteroom to the bathroom, which could be turned into a second bathroom/WC (see furnishing proposal/floor plan). In front of the house there is a small courtyard with a green area/garden.
At the back, the house was built into the hillside. Here you will find further spacious rooms with stone walls, massive lintels and, in places, still bare earth floors, all with windows. A trapdoor leads down to a low cellar, which might, under certain circumstances, be excavated deeper, for example to create a small separate unit for guests (as noted on the original cadastral plan).
The house has three units: we are offering the ground floor and cellar for sale, while two further shares are located on the first floor/attic. The house is not a listed building, but it is in any case part of the village ensemble that makes Kematen unmistakable: old houses, stone walls and the church tower form a very special idyll.
The apartment needs renovating. Whoever takes this on will have walls that have stood for centuries and can turn them into something found nowhere else. Those who buy here love old houses and this unspoilt valley and have a particular vision of how they want to live.
We would be glad to tell you and show you more about the valley and the property itself. Please contact us at any time, with no obligation.
Position
Pfitsch (Val di Vizze) branches off from the Wipptal (Alto Adige’s upper Eisack valley) near Sterzing (Vipiteno) and runs deep into the Zillertal Alps. The valley is high, long and has remained quiet. There are no ski-lift carousels and no après-ski, but trails that reach from the valley floor up to the Hochfeiler, at 3,509 metres the highest peak in the Zillertal Alps. For centuries, the Pfitscher Joch pass has led across into Austria. In summer people hike; in winter the cross-country trails and winter walking paths belong to cross-country skiers and walkers. Those who come here are looking for peace and landscape, less for a programme.
Kematen lies on the slope above the valley floor and has kept its character: old houses close together, and between them the parish church of St. Nicholas, whose roots go back to 1468. Sterzing is about 18 kilometres away.
